Most rental market reporting relies on advertised rents, listing volumes and vacancy rates. But that only captures part of the market.
Through REIP’s partnership with Dynamic Methods, we now have access to anonymised data drawn from finalised, signed Forms Live agreements, giving us access to signals and intelligence that can lead to better policy settings and deeper understanding of market performance.
Our first data snapshot, which covers metropolitan and regional Victoria from April to June 2026, gives us visibility into what is happening between rental providers and existing tenants, including actual lease renewal values.
Key insights from the Victorian data include:
- Median rents increased by 4.48% at renewal, ahead of the 3.8% national inflation rate reported for June.
- Rent arrears drove 46% of notices to vacate, with houses accounting for 81% of those notices.
- 36.7% of vacated properties left the rental market because they were sold, demolished or reoccupied by the owner.
These findings reveal pressures that advertised rental data cannot show. In Victoria, renewal rents are rising, arrears are increasing the risk and cost of managing properties, and more than one-third of vacated homes are being removed from the rental pool.
The data offers another important insight: notices to vacate can provide an early signal of owner intent and potential sales activity, well before that property appears in a listings feed.
The rental market is becoming smaller, more competitive and more complex. Property managers who can interpret portfolio data, identify owner intent, expand services to landlords and connect those insights with the sales team will become increasingly valuable to the business.
